In the context of Bucharest’s residential suburbanization, driven by the scarcity of supply of single-family homes in the city, Plan de lucru was approached to create a zoning proposal for a replicable 8 to 12 unit residential plot development in the outskirts of Romania’s capital. Following the due dilligence of checking applicable planning regulations, our aim was to produce a dynamic zoning proposal, able to initially be attractive enough on its own, even in the midst of large areas of vacant yet undeveloped land. The designed strategy to achieve this aim included:

  • working with green plot boundaries and enclosures to provide a sense of intimacy and mitigate the vacant surroundings
  • maximizing the interface between indoor spaces and private gardens
  • dealing with the access road to houses as a social area/patio
  • leaving room for optional hobby spaces e.g., garden sheds, workshop areas
  • creating a strategy to stich residential plots together for project expansion
